The Citizenship and Immigration Services Federal Facility at Branch Ave. Metro appears to be progressing well. Approximately 3,200 full-time federal employees will be located there. A retail/restaurant site is planned to provide commercial services for the facility and local community. Unlike the Suitland Federal Center, the facility will not be gated. The grand opening of the facility is scheduled for 2020.
The structure which once housed a Holiday Liquors may soon transform into a Hip Hop Fish and Chicken. This site is located in what is known as Naylor Triangle in the Southern Green Line Station Area Plan. Based on input from the plan, mixed office space and retail that compliments market rate residential properties are what's desired by concerned citizens of the community.
A new Sardis is located along the Branch Ave. business corridor between Naylor Rd. Metro Station and Shops at Iverson. It is next to a McDonalds and Branch Ave. Urban Farm which was a community project of Branch Ave. in Bloom (BAIB). The Sardis is located on property owned by Southern Green Line Coalition Core Participant, Joe Schiattareggia (owner of Sam's Car Wash). Sardis currently has Maryland locations in Beltsville, Bowie, Capital Heights, Frederick, Gaithersburg, Laurel, Olney, Takoma Park and Temple Hills. There is also one other location in Philadelphia, PA. The restaurant is a definite family oriented and high quality dining establishment for food with rich Peruvian flavors.
The long awaited groundbreaking of Suitland's Town Center was celebrated on November 16th, 2017. The development will include 895 residential apartment housing units and single-family attachment homes along with 98,000 square feet of new retail and a 50,000 square foot performing arts center. Appx. 12,000 construction jobs should be created through the $400 M project.
A key aspect which is quite compelling for the Town Center is that it is within a mile of the Suitland Metro station and next to the Suitland Federal Center, which includes the U.S. Census Bureau, the Naval Maritime Intelligence Center, National Oceanic and Atmospheric Administration satellite operations and the Bureau of Economic Analysis. In addition, the Suitland Metro station is only one stop away from major development occurring within 1/2 a mile of the Branch Ave. Metro station and eventual redevelopment near the Naylor Rd. Metro Station. With Shops at Iverson renovating, residents and visitors of the Town Center will have options as applied to retail establishments near each other. Development of the Town Center will be in three phases. The first phase of development includes grading and infrastructure construction, followed by the construction of townhouses and a senior apartment building in the spring. The second phase, will comprise of the construction of apartments and two Net Zero Energy homes. This will begin will begin in 2020. The final and third phase will focus on the retail space and the performing arts center. Back in February 2016, the Southern Green Line Coalition (SGLC) was covered in an article by the Washington Post titled, Prince George’s community hopes for GSA ‘game-changer’ to spur growth. The reality of this game-changer has finally been realized. The Dept. of Homeland Security, United States Citizenship and Immigration Services (USCIS), will build a facility which consolidates all of it's federal workers under one roof, just walking distance from the Branch Ave. Metro. Currently, the workers are spread out among six different locations. The addition of USCIS will bring much anticipated shops, restaurants and jobs to a bustling town center just off of I-495. To top it off, complimentary planned development for the Southern Green Line has kicked off with the recent ground breaking of Suitland Town Center. Both developments will transform the corridor substantially and most assuredly aid in redevelopment of the Branch Ave. business corridor near Naylor Rd. Metro and Shops at Iverson. These are definitely exciting times for the Southern Green Line Coalition, area residents and county staff. It's finally here!!!
In 2013, Canyon Capital Realty Advisors LLC (Canyon Realty) teamed up with Peter N.G. Schwartz and Hensel Phelps to develop the Aspire Apollo Residences at Camp Springs Town Center, a $93 million, 417 unit Class-A apartment project in Camp Springs, Prince Georges County, Maryland. The multi-family community includes six interconnected buildings ranging from four to six stories, with courtyards and an interior structured parking garage with 690 spaces. The residential section of Aspire Apollo is 50 percent complete and began welcoming its first residents during the summer of 2015. This new transit-oriented development is located at the intersection of Capital Gateway Drive and Telfair Boulevard in Prince Georges County, in the heart of the Baltimore/Washington corridor. The Aspire Apollo Residences are immediately adjacent to the Branch Avenue Metrorail Station, the southern-most point of the Metro Green Line and within one mile of the Capital Beltway (I-495) that provides access to Washington, DC., Maryland and Virginia. Aspire Apollo is located in close proximity to several employment centers including the Suitland Federal Center, Dept. of Homeland Security (DHS) St. Elizabeth's campus, National Harbor and Joint Base Andrews Air Facility. In addition, property owners in the development location have been notified. Washington Area Bicyclist Association (WABA) is proposing to have safer bike lanes on Suitland Rd. By having safer bike lanes in Suitland, this will be provide a recreational activity and mode of transportation that should help local businesses thrive, give residents easier access to transit, help commuters and students get to work and school along with reducing traffic speed.
